PLEASE, if you make an appointment to come see the room at least call ahead and let me know you have to reschedule or cancel. I take time out of my day to keep an appointment like a professional to show you the room and I am not dealing with no shows anymore. I will only make an appointment with you once. If you decide to no call, no show then I will NOT make another appointment with you. If I decide to make a second appointment with you, then it will be when it is convenient for me and you will just have to wait until my schedule clears up to make time for you. It says a lot about you as a person and how you would be as someone I would have to live with when you can't handle an appointment. Besides, if you can't be accountable with a simple showing to see a room, how can I expect you to be accountable paying rent, utilities, and so on?

I am a 31-year-old working professional male. I would prefer a clean and well-mannered roommate. I work late on the weekends sometimes but won't keep a roommate up with alot of noise. When I come home I like to be able to unwind with few distractions. I don't drink or smoke or do drugs so if you are a smoker it must be done outside. I will not deal with heavy drinking as I had a previous roommate that did and don't want to become someones babysitter. Absolutely no drug use whatsoever unless prescribed.

I shouldn't have to say this, but PLEASE have funds ready. If you are looking for a new place to rent you should already have your finances in order. I am NOT holding a room unless I receive a deposit. You should be able to have a deposit within 24 hours if you are serious about renting after seeing the room and you and I have a written agreement.

It is a 2 bedroom, 1 bathroom single level house about 5-10 minutes from downtown Carrboro/Chapel Hill. It takes about 10 minutes, at the most, to get to Franklin St. Far enough away from town that it's quiet and peaceful but close enough that you don't have to drive/bike very far to get to the town. Utilities and cable are included in the $525. No digital cable just local channels but open to a better subscription if you want to spend a little extra. I just don't need it to save money for the time being by myself.

I'm not going to demand payments and constantly hound over you but I don't want to have to ask over and over about keeping up with bills. The total for everything is $525 which should be very easy to make. This would be due in the first 5 days of the month.

The house is furnished with a large living room, a couple couches and a TV. It has a nice big kitchen with plenty of storage and a dining table. The room is unfurnished except for a couple extra tables/nightstands that you can choose to keep in there, as well as a bed frame for your own mattress to bring. Has sliding door closet as well. The house is already pretty full but you should be able to fit a queen bed and a medium sized couch with enough space to walk around. I have some of the living room used as storage for myself but will not be in the way of you getting around the house.

As long as you are on time with payments and keep open communication about everything ( i.e. knowing in advance if you want to invite more than a couple people over or changes in financial situations, etc). This is not the place where your "buddy who needs a place to crash" for a couple weeks to get back on their feet has a place to stay. The house isn't really big enough to entertain large groups anyway.

Would be ideal for someone with transportation but the nearest bus stop is about a quarter to a half mile away. Really great cycling community if you have a bike. Lots of space in the yard (about an acre) and there is no fear of the landlords barging in and snooping around unless they need to come by to fix an issue with the house.

The only flaw is it does not have a washer or dryer so laundry would have to be done elsewhere and there is a laundromat about 5 minutes away. No dogs/cats either as requested by the landlords. I really don't have any way around that issue. Caged pets should be fine as long as they are cared for properly.

Due to a previous roommate stealing from me and not paying rent, I am going to be a lot more selective in who I rent to. There is a $400 deposit required along with the first month payment of $525 when you move in. If you happen to move in the middle of a month, rent would be adjusted to a lesser amount for that month only, but the deposit would still be $400. I also would like to see proof of employment and some references of people you have lived with or rented from. I do not have the energy to go through another person taking advantage of me. It's unfortunate that now I have to require a deposit but I would rather cover the entire rent living by myself than to deal with a dishonest or thieving roommate.
