Q & A:

*Why not just hire the first company on Google?
- Because they pay a lot of money for that #1 spot in search engines. This means they charge more for service to keep funding advertising, which means more money out of your pocket when you hire their company.

*So what about the 3rd guy on the list? Or the ones on the next page?
- Doesn't matter if they're on the fifth page! The company is paying for that advertising spot and will always be more expensive than others who don't.

*Well then who do you look for?
- I dig for the small companies that are locally based in your area. Most of the companies I speak with have the owners answering the phone or technicians who know exactly what their rates are and can give honest answers immediately without the "run around". They are looking for work and are very motivated to keep a good reputation by providing quality service.

*Why not just use sites like Angie's List or HomeAdvisor?
- Websites like Angie's List also advertise. That's why it's a "member only" deal where you have to sign up and even pay to search its recommended contractors. The companies on these websites can be found just as quickly as with search engines like Google. HomeAdvisor will try to find those companies that also heavily advertise their service -- It's a site that finds contractors and gives them your information so they can contact you. They are "prescreened" which means that their time and money went into advertising on the site (that mean higher costs for you to cover these expenses!)

*What about Craigslist contractors? They don't pay to advertise and they say they're cheap...
- Be very careful of the companies who freely post on Craigslist for repair services. Yes, they are all over the site, but are they licensed? Do they really know their advertised profession well? Contractors who post statements like "No job too big or too small" are basically saying "We're going to charge you a bunch for small repairs/projects too, to make up for the expensive repairs we were hoping for".
The biggest money making scheme I've seen doing this type of work is when the company charges a service call fee to come out and diagnose your issue, then quote you a high repair cost out of their "service book". Then you're on the hook for a $65, $75 or even $100 or more service call even if you tell them to take a hike because you don't want to pay for their ridiculous repair quote. My goal is to get you fair rates and prequalify contractors for every repair job so you can be more at ease knowing that the contractor won't rip you off.
