5.34 Acres Farm House needs work Barry County

Going by what I know about the property I am willing to make an excellent deal for someone looking to retire or doesn't mind a place that is kind of out of the way. You also will have to invest in the place to make it livable for you. So I'm offering a rent to own agreement where the rentee will enter into a 20 year owner (me) financed loan at 3.0 % interest annually. The land 5.34 acres and buildings without mineral rights for $29,990. $225.70 / mo first and last month rent up front for a total move in of $451.40. The way i figure it i could get at least $400 a month renting it if i took the time and spent the money to get it back in shape so who ever is moving in is getting at least about $170 a month in a break on the rent to invest in taking care of the place. And i'm being totally honest I haven't been to the place for 20 years so i have no idea what fixing it up will require. I do know however that it was kept up in pretty good condition until 2013 with electrical working and water running etc... I will try to make it out there before i rent it so i can tell people more. I will also consider 10 and 15 year loans if you want to cut your final costs (accumulated interest). Here are the figures i will go with;

Approximately 5.34 acres in Barry County. The farm house in good condition structurally. It has a relatively new and nice steel roof... as you can see in the pictures put on sometime around 2005. like i said I haven't been there in 20 years but I have heard things from people who used to help keep it up up to some time in 2013. I imagine who ever buys it will have to redo the plumbing and the wiring... but then that probably would have been necessary anyway... old wiring and pipes and the old well probably doesn't produce potable water but i really don't know I'm just guessing. No doubt it will need interior work as well. If i get by there to look at it soon I will update this information.
