1) Why are you selling this excellent potential business with great tax advantages?
Answer: My wife's health issues and my age of 72. My wife is battling Follicular Lymphoma cancer. At my age, many of the necessary tasks required of running a busy B&B are becoming difficult to keep up with. My wife has a small retail store uptown, thus I do 90% of the actual tasks for the 5 B&B guestrooms (we can accommodate up to 18 guests per night). the week of July 20th we had 11 guests for 5 nights and 2 guests for 7 nights.
2) We would love to own a B&B, but wouldn't have the background or knowledge to run a
hospitality business based in you home. How could we learn?
Answer: We would provide ALL the mentoring you would need..... cooking, guest care, maintenance, scheduling, grocery purchasing for groups, etc., etc. After 11 years of our running Sarah's House B&B and having approx. 4,000+ guests, we have encountered virtually anything and everything!
3) What is included with the purchase of Sarah's House B&B?
Answer: Everything you need, or as is referred to in a B&B purchase, a "Turnkey" sale. This means EVERYTHING you need to run your business is included. Most furniture, Some decor, all guestroom bedding and linens, silverware, dishes, appliances, etc. In other words, you could start earning money from guests immediately, and you would also receive the deposits that we had at the time of sale for future reservations. Additionally, there is a separate building on the property which is a 2-story carriage house where my wife and I sleep and relax. The carriage house is needing some remodeling and could be modified to be a rental unit, or even another home based business space if the owners wanted to live in the main house. The Carriage House is fully plumbed and wired for electric. There is even rough in plumbing for a 1/2 bath in the 2nd story. Also included is an Amish-built 16' X 20' X 8' (w/loft) barn plus another Amish-built 10" X 12" X 6'(sidewall height) utility barn.
4.) Any marketing help such as guest lists, booking system, etc.?
Answer: Yes. You would receive the detailed guest lists/names for nearly every guest who has stayed at Sarah's House B&B. You would probably want to create your own website or have a company create one for you. The current one was created by my wife and is somewhat difficult to update. Our current website is www.sarahshouse.com. Another source of income is to create your own recipe book. We have printed two Editions of our own cookbook and have sold several thousand copies. We'll show you every step to publishing your very own cookbook.
Owning and operating a B&B has been one of the most enjoyable and satisfying endeavors we have ever done. OUR GUESTS are awesome and we have formed lifelong friendships with many of them. Currently we are seeing 70% - 80% repeat guests. MANY guests have stayed 10-15 different times, and keep returning. Dresden is a delightfully quaint village and the home of Longaberger Baskets.
