QR Code Link to This Post I presently reside in a small, 2 bedroom, 1.5 bath duplex on the east side of Sylvan Park. My current renter will be moving out no later than January 2nd, 2017. Therefore, I am seeking to rent this bedroom to a female young professional or a serious student. (So if you are a male seeking a room, read no further.)

The residence is within walking distance to several restaurants and shops, less than four miles from downtown, less than two miles from Vanderbilt, and only three miles from Belmont. It has some yard space and off-street parking.

The room is private and unfurnished, with hardwood floors, a small closet, and a window facing the backyard.
The full bath is upstairs, and will be shared. (Hence, females only.)
All of the common areas are furnished, including a standard-sized washer and dryer and a grill in the backyard.

The renter should expect to pay approximately $600.00 per month for rent, water, electric, internet and alarm system monitoring. (This figure is based on a history of averages for water and electric, and will fluctuate.) Aside from the rental agreement, the new renter will also be required to sign a roommate agreement.

A non-refundable fee of $50.00 will be required for a background check. Proof of reliable income and references are also required.

The lease term is month-to-month, and rent payments must be made with a personal check no later than the first of each month. Since the lease term is on a month-to-month basis, a 30-day written notice of intent to vacate is required. With that said, I am very open to (and prefer) a tenant needing a room for six months or less.

All utility payments will be made to me, and are expected immediately upon receipt of the invoice. I use an email account that can be shared for management of those invoices, and utility payments can be made to me via personal check or via Venmo.

A little about me....
I am a 35 year old, professional female that has lived all over the world, but Nashville has been home for the last decade plus.
I typically work an average Monday-Friday schedule (mostly away from home), and I take my work very seriously.
I am a military veteran.
In my time away from work, I am a domestic violence and PTSD counselor.
I have a medium sized dog that loves women, but is wary of men until he gets to know them.
I am very neat and an organized individual.
I do not have children.
I am in a committed relationship with my best friend - a loving gentleman.
I travel a fair amount for both work and pleasure.
I'm an avid recycler and bargain hunter.
I am friends with two of my neighbors, a member of our neighborhood association, and active on our NextDoor site.
One of my last roommates became a very dear friend...so much, in fact, I was a bridesmaid in her wedding last month!

Some things I enjoy:
Spending time with my gentleman and his daughter.
Being active (walking, biking, hiking, fitness, etc.).
Watching soccer!
Writing.
Local beer and farm-to-table food.
Spending time with friends, and occasionally over beers and food.
Trying new restaurants.
Staying connected with my close friends that live far away.

Some house rules and a few more of my expectations...
No drugs of any kind, at any time.
Smoking only permitted outdoors. No exceptions.
Must be more than just tolerant of dogs.
Notification of any guests must be made, and approved of, in advance.
Sleep times and shower schedules will need to be discussed in detail in advance, then adhered to.
I expect all common areas to stay clean at all times, without asking.
This is my home filled with items, some from all over the world, that are very dear to me. I expect respect of those things, and any requests regarding them I may make.
