Seeking (CLEAN, NO SLOBS, a little clutter okay), M or F, single or married couple or physically handicapped roommate to rent half of my apt. as a co-tenant for long term arrangement (at least 1 year or longer preferably). You will have the partially furnished larger bedroom (you supply a bed or if I do ... room will be considered as furnished). I have a 2 bedroom apt. all level, no steps or stairs in a quiet, handicap/senior housing community called The Birches I.
They have a community room with a TV, exercise equipment, coin operated washers & gas dryers, small kitchen w/ a microwave and even a computer room (all available for tenants ONLY).

Location: The Birches 1, off Wasilla-Fishhook road, on Kalli Circle, @ the end of Denali Gymnastics building, with all major stores and medical offices nearby. I will show room & apt. by appointment ONLY (any day AFTER you call: NO SAME DAY you call, NO EXCEPTIONS. SORRY, I MAY not be willing to alter my plans on the day you call).

HOUSE RULES: Pay rent (in cash) no later than noon by the 3rd of the month and utilities as the bills come in! NO party's or illegal drug usage (NOT 420 FRIENDLY) because I will notify the police and the manager) in that order. Outside smoking ONLY (out Front there is a chair and butt-can)
Light drinkers okay BUT, NO EXCESSIVE ALCOHOL USE OR COMING HOME DRUNK (go sleep it off somewhere else. I do not need the drama or mess) Visitor's curfew is 10 pm. NO OVERNIGHT GUESTS.
I am an easy going, generous-to-a-fault (but not a fool), 69 year old widower (now where did I put my teeth ... "Oh, My glasses are on top of my head ... LOL) who is a retired and disabled Chef and a realistic (but not a liberal) writer of inspirational and spiritual poems, quotations and stories. I am seeking a roommate to share this apt. because I could use the company plus I need to lower my living costs (as you are as well) and don't wish to move.

You will be leasing a room but will have access to all except my bedroom(unless you are a gal into old men . . . LOL). From your room,you have a great view of the mountains (and the ducks. . . If you are into ducks . . . LOL) from your bedroom in a quiet dead-end area. Your master bed room has a beautiful seven - drawer dresser w/ an etched mirror & a mini-frig (as a courtesy) on a 5 foot table and room for a computer and copy machine if you have one (frig. can be removed if you wish).

You or your PCAs (if you have that service), do share in the day-to-day housekeeping chores (clean as you go is my motto). After you see the room and apt and we chat for a while and feel it is right for the both of us, you must then apply at the manager's office (9 am - 3 pm, M-F), as a co-tenant (month to month lease) and pass a financial background check. You must have proof of sustainable income. Please allow at least 45 minutes to one hour for interview with me and inspection of apt.
Full rent is $950 & is due on the first of each month, (no later than the 3rd) and your half of the rent is $450 a month plus half of all utilities (or $600 includes utilities). I turned in the cable box because, I do not watch much TV (only when I am eating) plus I have quite a sizable library of DVDs. If you desire cable, I will split (half) the cost with you or you can buy that antenna which hooks up to the back of the TV and gives you several local channels for free. If you want internet services in your room, then you pay that internet bill as well. I pay all the bills in cash and give you a separate receipt & copy for each. You will get receipts from me each month, because the utilities are in my name only. Your payments to me are CASH ONLY! I pay the rent with a cashier's check and all other bills in cash; you get a copy of all bills as well as your rent receipt. If the rent should increase, so will your half increase.

LET THIS BE KNOWN NOW . . . I AM NOT THE LANDLORD (only your roommate) and I am not into taking care of anyone. As the main "Head of Household", it is I who says who may live here with me. There are no "Squatter's Rights" in this arrangement and you must understand that this apartment is not covered by any form of liability insurance. You shall agree to not hold liable anyone for any accident(s) or injury.

I will do my best to accommodate you and make this work for you & me. My word is my bond!
