Renting a private basement room (newly finished earlier this year) in our 4 bedroom 4.5 bath house (approx 3500sq. ft.) located in NW Olathe just off College Blvd and K-7 Hwy. $850/month all utilities included (water, electric, gas, wifi) and garage parking in third stall. All amenities shared including cookware, dishes, appliances including washer/dryer, and TV in living room. Personal cable box is an additional $10/month if you want cable in the room.
Private basement room includes:
- Bedroom is approximately 21' x 12' with and has extra area for sitting space
- Sitting area fits couch, oversized chair, TV stand, and coffee table
- Private bathroom with shower attached to bedroom
- Walk-in closet with lots of clothing storage
- Kitchen cabinets dedicated to tenant

- Located only minutes from K7 and K10 Hwy
- Eat in kitchen
- Formal dining area
- Multiple common space areas including living room (60" TV), office, den
- Extra fridge in garage for storage
- Large fenced yard that backs to nature preserve (lots of wildlife)
- Quiet neighborhood
- Neighborhood pool around the block
Our ideal tenant:
- Someone in their 20's or 30's (as we are mid 30's)
- Non-smoker
- Employed
- No pets
- No felonies (will require background check)
- Respectful, responsible, and courteous
- Must tolerate and be ok with a dog as we have one (45lb pit mix)
Applicant requirements:
- $300 security deposit
- Proof of income
- Valid drivers license
- Agree to complete a background check @ $34 (applied back to first months rent if approved)
- Provide contact information of current employer
- Provide emergency contact
Renting terms:
- One year lease
- $850 per month which includes utilities minus private TV cable box if you choose
- Maintain cleanliness of rented space
- Rent is due the 1st of the month
- Must give 30 day notice to vacate
About your future roommates:
- Married couple in our mid 30's
- Business professionals who work M-F 7-5
- No kids yet, at least of the 2 legged variety
- We occasionally have get-togethers with friends
- Have had roommates for the last 7 years and are friends with them all and can provide references. Current tenant has been with us for 2.5 years and is moving in with his.
