I am looking for tenants who are timely with rent each month and who can sign a year lease. To be approved, tenants must collectively have proof of income approximately 3x the amount of rent. ($2760.00) to be eligible. Prorated first months and a partially refundable security deposit will be due at signing. Security deposit is $1150.00 with $250.00 being a nonrefundable cleaning fee. May need last months rent in addition to the security deposit depending on credit/rental history.
There will be a background/credit check for all individuals 18 and older living in the home. Cost is $35.00 for singles and $45 for married couples. I also verify landlord references.
The home is on about a quarter acre lot with front and back yards. The yard is not fenced, however, if you choose to put up a fence (most of the sides are already fenced because of the neighbors) you may at your own cost. Tenant is expected to keep up the yard in a reasonable fashion (i.e. Weed/water garden, mow lawn etc.). If you hate yard word this may not be the place for you.
There is a lake for tenant use about a 5 minute walk from the property. There is no garage.
Limit of 2 pets allowed under 30lbs. Must be at least 1 year old and have proof of vaccinations and spayed/neutered at the time of lease signing. If there is no proof the pet cannot move in. There is a deposit of $300 per pet with $200 nonrefundable.
