Caterer wants to purchase building (Philadelphia, read posting)

I am a commercial real estate agent.

My client owns a popular restaurant in Center City Philadelphia. My client has been
in business for about 20 years

My client wants to purchase a facility to use exclusively for catering.
The following are my client's criteria:

The facility may be either a restaurant, bar with cooking facilities, or an existing (or closed) catering establishment.
My client does not want raw space nor does my client want to do any extensive renovations. The facility must have venting.
Location must be in Philadelphia. Areas of interest include everywhere south of Market Street. This would
include West Philadelphia, Southwest Philadelphia (including the airport area), South Philadelphia, and Center City.
My client would consider some areas north of Market including Northern Liberties, Fishtown, Port Richmond, but not
too far north. Quick access to I-95 is a plus.

The facility must be at least 3,000 square feet.
There must be at least one space for off street parking.

The facility does not need to have a catering hall. My client's business would be to prepare food and
deliver the product to destinations.

The price of the facility should not exceed $500,000. This should include compensation paid to my office.
