Remodeling Crew Needed for House Rehab

QR Code Link to This Post Our company has a house rehab job for one of our properties that needs to start by Thurs 12-07-2017. We need a quality 3-4+ person sub-contractor crew to complete it. We are an Investment Company and we offer consistent steady work to great crews. We do 200+ deals per year and own 100+ units that provides consistent rehab work for our awesome crews.

Must have 5+ years of quality rehab experience, references, pass a background check, and have all tools and equipment to complete the job with quality and speed. Must have required GL insurance and BWC or waiver.

Crews must be able to do all standard phases of construction/rehab other than major elec, plumbing, carpet, and roofing.

This Middletown home needs a full standard rehab. A very typical 4-5 week $25K remodel.

The timeline is 35 days max for completion. Our normal crews would have it done in 22-25 days on average and we are ONLY hiring as we have them busy full-time on other rehabs now.

All work is investor/sub crew pricing, NOT retail. If you're charging retail/homeowner prices, this won't be the job for you. We provide volume and consistency and pay a fair price, but we are not retail and we don't have any of the pay/change order hassles that retail involves either.

Why are you the RIGHT long-term fit for us for the next 10+ years? We were busier than ever during the last downturn in 2008 and will be when the next one comes as well.

We pay fair, we pay on time, and we're 100% transparent and easy to deal with. Most of our good contractors have been with us 6+ years now. Any time you're assigned a new job you must be able to start within 3 days or less. We will have endless work, one right after the other.

All pay is via 1099. Pay is at phases of completion and inspection. 25% completion, mid-point draw, then a final upon completion and inspection. We NEVER pay right up to the point you're completed with to avoid losers walking off the job, so there is always a holdback until the end once final inspection has passed. We do NOT provide up front draws, ever. Final pay is after QC check by our in-house rehab manager. You will meet the QC guy on site for this inspection to make a punch list. Checks are every Friday for completed jobs or draw requests (not weekly, but when phases of work are done.) We're not looking to fund your crew every Friday and we're not looking for broke crews that aren't able to support themselves through the job. Those always come with hassles, even if they are a little bit cheaper. NOT what we're interested in.

The easier you can make our lives, the more we can afford to pay you and the more work we can give you.

Must be able to photo document work before, during, and after and we dispatch all jobs via email or our work order software so must be familiar with basic tech, computers, email, text, picture taking, cameras, uploading, etc.
